DATE OUR PADS ARE AVAILABLE
They are available from beginning of July each year until the following June.
PAD STANDARDS AND CERTIFICATION
To ensure our houses are to a good standard and safe, they all have a HMO Certificate issued by Southampton City Council.
PAD SAFETY AND SECURITY
A security key system is installed for the front, back and bedroom doors. Current gas safety & electrical safety NICEIC certificates are available. Smoke detectors are wired in to the mains supply. Fire blankets are provided in kitchens. Ground floor rooms at the front of properties are fitted with blinds for extra privacy. Outside lighting is fitted where it is helpful.
Should be reported to our agent, who will ascertain what the problem is and arrange for a contractor to attend to check the problem and if possible make the repair. WE have 24/7 back up. Sometimes the agent may ask that your landlord attends, so you will see us from time to time . If the repair cannot be done on first visit, the agent will ensure a follow up to complete repairs. For example spare parts may have to be sourced.
PADS- GETTING CONNECTED
A phone line is connected, to enable broadband to be used in the property. TV points are provided in each bedroom and lounge
Energy Proficiency Certificates (EPC’s) are available. Ours are all in highest band sensibly attainable, for traditional style houses, because;- Modern condensing boilers supply gas central heating and instant hot water. These are more efficient and help to keep the cost of your bills down. Double-glazing ensures optimum comfort and quietness. All properties have been upgraded with extra roof and cavity wall insulation to latest standards.
All Pads are well decorated with good quality furniture, soft furnishings and carpets. A regular programme of redecoration and replacing furnishings takes place to ensure properties always look smart. BEDROOMS are furnished with double beds, adequate hanging space, bedside cabinet, chest of drawers, desk and work chair. LOUNGES have comfortable leather sofas, storage, coffee tables, TV tables & mirrors KITCHENS are fully fitted with cookers, microwave, fridge, freezer, & washing machine. Tumble dryer where appropriate. Also cleaning tools & vacuum cleaners
FREE gardening service. We just ask that you keep outside areas tidy including ensuring that drains are kept clean of rubbish or leaves. You will find outside patio furniture and in most properties a BBQ to use.
You are responsible for gas, electric, phone, broadband and water charges. You will normally be exempt from Council Tax providing you are all students.
