How to Rent

View a Pad

We do accompanied viewings by appointment usually between 11am and 7pm Monday to Saturday. Get as many as possible of your group together for your first viewing.

If the Pad is for you

Appoint a secretary/co-coordinator, whom  we will liase with. They must confirm as soon as possible your interest.  We aim to complete the whole renting process within 7 days. So you must all quickly provide the information required in the procedures below. If there are any delays the house can be re rented.

The Need for a Guarantor

One guarantor is required to cover the rent for each tenant. We can only go ahead if we have this. It will typically be one of your parent(s) who will need to agree to pay your rent in case of difficulties. You will find a guarantor example form in the downloads section. They will need to be willing to sign a similar document to this, which will be sent to them directly with the relevant details of your pad. .

Completing Tenant Application  Form

All tenants need to complete the Tenant Application form, giving both yours  and parent/guardian details.  This  you can download. It must be sent back by return.  We will then send a Guarantor form direct to each parent/guardian for them to complete and they must be returned within 7 days.

Our Letting Agreement

A copy of the letting agreement will be sent to you. We never pressurise you to sign immediately.
The letting agreement will be an assured short hold tenancy. You will sign the same letting agreement as all your housemates and are all joint tenants.

Deposits

Deposits are fully protected by Tenancy Deposit Solutions, a Government authorised protection scheme.  It is payable in two instalments. The first is paid as you sign the agreement and the next due in April.  We usually ask that you give us a post-dated cheque for the second instalment
A receipt is issued for deposits paid.

Signing the Agreement

All tenants must be present to sign 2 copies of the agreement. Part of the deposit must be handed over at this time.The balance later. Details of how much and when, will be explained to you before you sign the agreement
You will receive one copy of the agreement for you to keep for your records.

Moving In and Inventories 

Near to July, we will contact you about moving in and issuing keys.
On the date that you move in, you will be issued with an inventory.  This is record of the house and needs to be checked and signed as correct.  It will be used at the end of your tenancy to sort out returning your deposit.
